Supervisor - Armagh / Banbridge 

Responsible to: Operations Manager & Operations Director

Responsible for: Operations & Contract delivery on our Armagh / Banbridge contracts

Job Summary:

The Contract Supervisor for Repairs & Maintenance will have overall responsibility and accountability for service delivery of Northern Ireland Housing Executive maintenance & improvement contracts. They will have oversight and be accountable for the management of Sub-Contractors, Direct Labour Supply Chain Partners, Planners & Administrators.

Success in the role is to deliver all contract works in line with client KPI requirement and internal targets while ensuring staff understand their roles while providing adequate resources, organising the work & closely monitoring to ensure works are being completed safely, on time, to specification, and within cost.

Managing the CFM and NIHE relationship is very important to the role, ensuring transparency and good channels of communication exist and are maintained.

Key Tasks:

• Ensure flow of work instructions are allocated to appropriate sub-contractors or direct labour
• Central point of contact for Senior management and administration personnel for all relating work at district level
• Liaise daily and as required with area admin Contracts Manager, Administration Supervisor and QS’s on updates and ongoing works
• Managing and develop sub-contractor relations and performance ensuring excellent service delivery of the contract is being achieved.
• Providing support, guidance and training to sub-contractor staff ensuring operatives clearly understand their roles, contract compliance and promoting high levels of customer satisfaction.
• Scrutinising work instruction and SOR’s to ensure correct codes are being issued and value of work prior to works being signed off as complete and returned to office for invoicing
• Carrying out daily site inspection with client staff, sub-contractor and agreeing measurement and application of SOR’s prior to works commencing
• Ensuring authorisation is sought on all variations and appropriate sign off is achieved
• Carryout quality site inspections while operatives are on site ensuring quality control of work and again at post inspection prior to completion being notified to client
• Ensure works are completed via operative PDA and CAFM system is accurately updated with all relevant information being available for admin and QS’s to value and submit jobs accurately.
• Ensure daily job numbers are monitored and all works completed on or ahead of target, consistently communicating with sub-contractors to monitor completions are timely and accurate
• Responsible for oversight of all jobs progress ensuring completions are achieved and where this isn’t possible EOT’s are requested from client
• Tracking and ensuring rejected jobs are returned within time, as well as being investigated dealt with internally and explanation presented to job notes to define reasoning
• Main point of contact for NIHE staff in Area, ensuring good lines of communication with client while building good relations and ensuring contract compliance
• Representing CFM at weekly and monthly client meetings ensuring CFM’s representation and position on all contract matters is maintained and promoted
• Management and delivery of KPI targets for contracts, where required preparing and presenting CFM challenges ensuring monthly KPI compliance without exception
• Responsible for health and safety of personnel working on the contract, including ensuring TB talks are delivered, RAMS are being utilised and issued along with excellent document recording
• Responsible for ensuring Quality and Environmental management systems are implemented and promoted throughout the contract area
• Management and reviewing of Sub Contract performance ensuring they are continually up dated on contract developments
• Attending and contributing to senior management meetings which help evolve and develop processes and business delivery
• Inducting all new staff ensuring they receive adequate training and advice on job role and company processes, prior to them commencing work
• Sourcing and agreeing costs with sub-contractors assisted by QS’s
• Delivery of works in area for any Non NIHE clients
• Any other duties deemed necessary by Senior management or required to ensure successful delivery of works and contracts

• Ability to keep track of multiple tasks or projects & manage their own time effectively

Essential:

• CSR Supervisor Card or NVQ equivalent
• Experienced in Construction Industry
• Good written & verbal communication skills
• A valid UK Driver’s Licence
• Previous experience in a Supervisory role
• IT Skills

Desirable:

• Previous experience in working on Social Housing
• Multi Trade or Joinery background desirable
